WELL and the Importance of Indoor Air Quality

The WELL Building Standard is a globally recognized certification system that focuses on human health and well-being in buildings. Indoor air quality (IAQ) is a key component of WELL, as clean air is essential for occupant health, productivity, and overall well-being.

WELL and Indoor Air Quality (IAQ)

WELL’s air concept focuses on reducing indoor pollutants, increasing ventilation, and ensuring high air quality. It includes specific requirements such as:

1. Air Quality Standards

  • Ensuring indoor air meets thresholds for pollutants like PM2.5, PM10, carbon dioxide (CO₂), carbon monoxide (CO), formaldehyde, and VOCs.
  • Complying with international standards like ASHRAE, WHO, and local regulations.

2. Enhanced Ventilation

  • Increasing fresh air supply beyond minimum code requirements.
  • Using mechanical ventilation or natural ventilation strategies to improve air circulation.

3. Air Filtration & Purification

  • Using high-efficiency air filters (e.g., MERV 13 or HEPA filters).
  • Implementing air purification systems like UVGI (ultraviolet germicidal irradiation) or carbon filters for additional protection.

4. Source Control & Material Selection

  • Low-VOC materials for paints, adhesives, carpets, and furniture.
  • Preventing off-gassing from new materials by pre-occupancy air testing or flush-outs.

5. Mold & Moisture Management

  • Controlling humidity levels to prevent mold growth.
  • Designing buildings with proper drainage and waterproofing strategies.

6. IAQ Monitoring & Real-Time Feedback

  • Installing real-time air quality sensors to monitor CO₂, PM levels, and humidity.
  • Displaying IAQ data to occupants through dashboards or apps.

7. Smoke-Free Environments

  • Prohibiting indoor smoking and setting outdoor smoking distances to prevent pollution from entering buildings.
